    Hello again everyone,

    I hate having to ask this, but I will be the first to admit I am very unexperienced with stucco finishes, especially seeing them here in CA without any wall sheathing on the interior side.  Wind driven rain caused water to enter this attached garage which has in turn caused the felt backing of the stucco finish as well as the interior wood paneling to have staining. My question is this:  is the damage on the stucco felt layer something that needs to be replaced or is it a "cosmetic" issue?  Thanks again as always for chiming in!

    Look at coverage first...wind driven rain (WDR).  Is it a "covered cause of loss" under the policy you are working with?  Generally, WDR is not a covered cause of loss (ie. water penetration through doors or windows, without any other storm related openings to the roof or exterior walls...); all depends on policy language.  Sometimes, there may be an endorsement adding coverage back for WDR. 

    And then, has an "expert" determined if it is indeed WDR?...or, was there an opening created by a "covered cause of loss"?  Deteriorated caulking/sealants? Deferred maintenance? Faulty installation? 

    Go from there.

    Thanks Husker. I am working a strange deployment in which they are having us write pretty much whatever we see and then the desk adjusters are to determine policy coverages. I ended up adding a stucco repair for this area.

    Be careful! Once you go out and add your input and more importantly, your license, to the claims process, you are accepting a degree of liability when handling the claim. The only way to shift this liability is to act as a W-2 employee for whatever vendor hired you (at which point the vendor owns entirety of the process). The last thing you want is for your name to be added to the list of people that are named in litigation proceedings if the folks at the desk significantly alter your estimate (it has happened before, and it will happen again). If you plan to work a lot of deployments with a similar arrangement, I would highly recommend making sure your E&O is up to date, and your deductible is very, very low. 
    I have heard some serious horror stories from other vendors and IA's who also worked "strange deployments" similar to what you described, and while some of them work out, some of don't end well. It hasn't happened to me personally, or to our company, but we really haven't put ourselves in that situation.

    That might be one (but a very small) reason for the lack of posts here over the past couple years. Death of the old charge & lack of large hurricanes...that's all contributed to "no talk" on this site, too.  Don't be afraid to ask & don't be afraid to answer.  If nuth'n else, read the archives from '05...they are better than a bedtime story.  I was a part, albe it small, of that calamity...and of course under a different name to be non-disclosed.  Read'm and guess. Maybe it will liven up this site?  Who was this HuskerCat? 

    But, if any other old f@rts are still around, they might remember Medulus threatening to 3-strike me. Oh, for the good old days!  Steve...are you still monitoring?

    You wanted an answer about stucco. This wasn't it. Sorry!

    As few post anymore I only look in once and a while, at one time this was the first place I went online in the morning, after the funny pages.



    Why we even had a chat room that was used.  Times change but I miss the give and take, even the flames wars were fun reading (remember Jim Flynt.)

    Yeah, it's sad to see how slow it's been on here. Makes me wonder if we should even advertise on the site this year... it used to be the biggest return on investment around. One $30 ad would yield 300 applicants, vs others that cost 10 times as much with similar or lesser returns. Now the price is higher and the return is lower, $50 for 20 if I remember right from the last one we placed. With the ratio of good vs crap adjusters running at about 1-18, I guess it's still worth it, ($50 for a decent adjuster is money well spent), but the response rate is low enough now that CADO has almost become an afterthought for our advertising money, which is a real shame, because we could sometimes actually interact with (or screen) potential applicants here and gauge their prose, knowledge, experience levels and professionalism (not in that order) before allocating time and resources to do the same.

    Wish something could be done to bolster the activity here.

    Maybe if it was 18:1 or even 8:1, instead of 1:18, there would be more activity.
