Have an agent swearing up and down there's coverage for a boathouse on the flood policy.  I see where it's specifically stated that these are excluded.  She says the manual that she gets shows there to be coverage for it.  Does anyone know what she's talking about?

I was seeing if anyone knew what "manual" the agent was referring to.  I've looked over the adjuster manual and don't see anything in there either.

I seem to remember at one of the many NFIP seminars I attended that if a building over water was built before the NFIP was created (early 70's?) and has been continuously insured ever since, then there is coverage for it.

So the only chance you have is if your boathouse is at least thirty years old and has had a policy on it for those same years.  And that may still be wiped out with the boathouse exclusion; I clearly remember the example being "building over water"  not "boathouse".

That's probably what the agent is thinking.  I have found nothing to show a boathouse would be covered regardless of pre or post firm.  This structure is clearly a boathouse and not a building over water (Opening on one side and no floor).  Thanks for your post.
