There are but 2 options, remove all roofing, renail deck to current IBC code and re roof, as the current IBC code only allows for two (2) roofs on a building, irrespective of type.

The second option is to repair the damaged area, realizing that this area will forever be in your care , custody and control as no roofer would effect such a repair and guarantee it. Therefore any additional problems that arise will be referred back to the original call. So ask the lead or storm boss to render a decision, and take the monkey off your back.

If there is a way to find uplift, excessive wear and tear due to a covered peril, it is suggested, IMHO, that the roof be replaced.

Come on Port, don't you have any more to add then that?

OK, tiwiii

I have worked for many many carriers, just off of a wind storm and found several commercial roof's that had wind damages, i.e. the top layer roof shingle tabs were blown up, and debris lodged under them, hence would not seal, nor will they ever seal, and over 50% + of the enite Church building, so I called for R&R. TO me the right thing to do, as when the tabs get that kind of heavy debris under them, there just not going to seal. Resulting in my scope and estimate R&R Roof 100% DOWN TO THE SHEATHING, and RENAIL SHEATHING TO CURRENT CODE! MOST CARRIERS, WOULD ACCEPT THE SCOPE AND ESTIMATE.

HOWEVER, this particular carrier.... did not accept my scope and estimate and quoted  an engineering firm in another case several years back saying the TABS were not damaged because the uplift did not break the tabs themselves.

SO, tiwiii

(a) this was a coverd loss and peril
(b) I did get opinion of superior (since i was storm lead).
(c) Damaged area exceeded 50% of the entire church building
(d) Roof had already been a "ROOF OVER" so I added addrmv> to my estimate.
(e) CLEARLY you could see the debris under the tabs, no matter if it was overview shot or closeup shot!

HENCE MY COMMENTS "I agree with Katadj"

tiwiii...... I hope this will Justify my comments on this thread for you!
