The going rate per square prior to the hurricanes here in Orlando, I am told, was $135.00 per square. Now, I am hearing from dozens of local area roofers who are still quoting replacement at $175.00 per square.

Something doesn't add up when some of these well established local roofers can do the job for $175.00 per square, still make money and still stay in business. And do all of that and still pay worker's comp for their employees.

Are you for real?

Home Depot is getting anywhere from 400 to 450 a square on 30Yr.

And they get a lead reference fee from the subcontractor they use to install "their" roofs.

SO if HD get 15 +/- % from the 450# the installer gets 400 +/-

And the locals charge from 275 to 325, whats that all about?

Since day 1 in this storm(s) after checking with many local purveyors, it seems that a per square price in the $300.00 area will always fly. So thats what it is.

The cost to reopen a file always exceeds the difference paid.

Hey Allcatman,
Are you just here to stir things up and cause probs. You want to know what the price is for a service than ask the people providing that service. Price gouging (my butt)!!!! They are what they are. Everyones got there expenses and something called profit. To you the lay person that might be hard to understand, but I guess until you own your own company or run one you wont. So, why don't you try being a part of the solution and stop badmouthin contractors and acting like you know what's up. Anyone reading this or Allcatmanns complaint session, remember this LEGAL TERM- TORTIOUS INTERFERENCE

NOT EVERY CONTRACTOR OR ROOFING COMPANY MAY BE AS HONEST AS YOU WOULD HOPE. I AM QUITE SURE THERE ARE CERTAIN COMPANIES TAKING ADVANTAGE OF THE SITUATION AND INCREASING THEIR PRICES JUST BECAUSE THEY CAN AT THIS PARTICULAR POINT IN TIME. THERE IS QUITE A LARGE VARIATION ON ROOF PRICING THAT I HAVE BEEN SEEING ON ESTIMATES AND IT DOES MAKE YOU WONDER WHAT REALLY IS A FAIR PRICE THESE DAYS.

I have not handled any Homeowner losses, but the First price list on the West Coast in August was $250.00 for 3 tab comp. This weeks West Coast Citizens appears to be in the $190.00 R & R with felt.

XM8 is the STANDARD - To not use it is absurd. If we can not trust XM8 we are up a creek.

I think the estimate that 500 contractors have been shut down is an understatement!

It'll take three weeks to get the stuff lined up and then only if your broker was honest. Too many Kitchen Table Brokers - "Give me $1895 and I'll get you insured," then you never see your money again and still don't have insurance.

MOST RIDICULOUS STATE I'VE EVER SEEN TO TRY AND CONDUCT BUSINESS!!!

The state is supposed to make several Billions of dollars from contractors as a result of these storms. The insurance companies will do even better, cry that they're losing money and be granted a price increase.

The reason that four storms hit hit Florida (one twice) is because Florida ****s.

Frank

Hey Greg-o,
I owned a roofing company for 15 years, as well as a GC company. I do understand how pricing works, I also know how quickly a greedy contarctor(s) can drive the price up in a time of catastrophe. I cant understand however is how honest contractors can double the price in a matter of weeks. Just my thought on the matter.

11-26-04 Typical Central Florida 20Yr.3-Tab-#15 Felt SQ Hard-Soft Cost Breakout Example

Sub-Labor...$50++ (Avg.)
WC...$30+ (60% of every $100.00 labor example)
Liab...$8 (16% of every $100.00 labor example)
20 Yr 3-Tab...$38 (Sunniland Supply) (Pre-6.5% Tax)
15# Felt...$4.69 (Sunniland Supply) (Pre-6.5% Tax)

Miscellaneous...Starter Shingles, Hip / Ridge Trim Shingles, Drip-Edge Metals, Valley Underlayment/s-Metals, Felt-Shingle-Metal Fasteners, Plumbing Vent Boots, Ridge Vents, Off Ridge Vents, Chimney Flashing, Misc. Flashings, Mastics, Sealants...$12.50+ish SQ

Primary Contractor (Incomplete*) Hard Sub-Cost...$143.19 SQ

Primary Contractor marks up their hard cost to cover their own labor
(e.g. 20%)...$28.68

Hard Cost...$143.19
Primary Contractor Labor...$28.68
Sub-total...$171.87

Overhead...Office help, elec., telcom, transportation, fuel, rent, etc...
(e.g. 18%)...$30.94
Total...$202.81*

10% (Pre-tax) Profit...$20.28
Grand Total...$223.09 SQ

*Permit, height, 6:12+ pitch, supplier delivery, hand loaded roof, poor access, dumpster rental, debris hauling-handling, municiple dump fees and misc. sales-etc. taxes...Not Incl. in SQ price example above.

It's interesting to note that the roofing [sub-trade] installation rate has stayed the same on the 20Yr system, and that the Primary Contractor made less on the same [installed] square footage sum. Overhead factor sums shifted downward (and needs practical reviewing) and profit inherently shifted downward also.

Again, sound construction project estimation principles, (and all material facts), should help claim adjustment factors reach an irreducible [fair trade pricing range] conclusion....in general and case-by-case.
